Bay Area Market Analysis Per Compass Chief Market Analyst, Case-Shiller continues to show monthly home price declines in all 3 price segments (low, middle, high) through December, with prices having peaked, so far, in July-August 2018, which should still be considered a short-term trend, and not definitive as to future market direction.
Below are two of the charts from our report. Case-Shiller does not use median sales prices, but its own algorithm to calculate price changes. All numbers in Case-Shiller reports refer to homes have a price of "100" in January 2000: a chart reading of "260" signifies home prices have appreciated by 160% since January 2000.
